Diagnosis First: We Find the Leak Source, Not the Stain

The ceiling stain is almost never directly under the leak. Water follows the path of least resistance along rafters, decking, and fasteners before it drips, so a wept screw or open seam ten feet uphill can surface as a spot far away. We trace that water migration back to the true leak source instead of smearing sealant on the symptom.

Every Orange Beach repair opens with a diagnostic opening and, when needed, a controlled water test. We isolate a suspected penetration or seam, run water on it in stages, and watch where it appears inside. That tells us whether we are dealing with capillary entry, a reverse lap, or hydrostatic pressure backing up over a termination.

On a metal roof especially, moisture mapping matters more than guessing. A single corroded fastener that has backed out can stain drywall well away from the actual failure. We map the wet area and check the deck before we ever quote a fix.

What a Real Repair Scope Looks Like

Flashing failure is the number-one leak we correct, and it takes reconstruction, not a bead of caulk. That means rebuilding step and counterflashing into a proper counterflashing reglet, replacing a cracked pipe boot, and re-shingling a valley or dead valley with shingle-fashion flashing that laps water downhill. Sealant is a secondary weather seal on top of a sound mechanical detail — never the primary fix.

On metal roofs we address the fastener and seam failures directly. We replace backed-out or corroded screws with correctly sized fasteners, repair open seams, and cut in a cricket or saddle where debris and water pool above a curb. Material compatibility is non-negotiable so we do not set up a new galvanic or recurring failure path.

On low-slope and TPO or EPDM sections, we probe and re-weld, we do not bridge. A seam probe finds the open seam or fishmouth, then we clean and heat-weld TPO or use EPDM primer and seam tape or a cold weld on EPDM, and reset a loose termination bar. Membrane bridging over a bad seam only hides the next leak.

The Orange Beach Leak Reality

Orange Beach sits on a maximum-salt, direct-Gulf front, and salt attacks fasteners and flashing from the inside out. Carbon-steel screws corrode, back out, and weep, and cut metal edges rust from within, so a metal roof on Ono Island or along Perdido Beach Blvd fails at its penetrations long before the panels do. The fix is corrosion-resistant fastening and rebuilt flashing, not more caulk.

Much of this market is condo and HOA-governed low-slope TPO and EPDM, and those roofs leak at open seams, terminations, and penetrations. Compatible-membrane repair with a proper cold weld or seam tape is the durable answer — sealant there is only a temporary weather seal. Blowing sand is its own villain on the Gulf front. Sand clogs scuppers and low-slope drains, water backs up under hydrostatic pressure, and it finds its way over a termination bar that was never meant to hold standing water. Clearing drainage is often half the repair.

Emergency Dry-In and Temporary vs Permanent Repair

When a roof is actively leaking, the first job is a fast, watertight dry-in. We tarp or shrink-cover the failure, clear clogged drains, and stop wet insulation and deck damage from spreading while we plan the real work. That is a temporary repair, and we say so plainly.

Repairability is a judgment about the whole roof, not just the wet spot. A localized repair is the right call when the field is sound and the failure is isolated to a flashing, a pipe boot, or a single open seam.
